Quick answer: Edmonton home sales fell 7.6% in July 2026 compared to June and 11.0% compared to July 2025, the clearest sign yet that this spring's market intensity has faded into ordinary summer seasonality. Average sale price was $475,079 (down 1.8% from June, up 2.6% year-over-year), while the MLS® Home Price Index benchmark held flat year-over-year at $429,100. Inventory remains 17.9% higher than a year ago, so buyers still have real selection heading into fall.
