2,535 homes sold in July, down 7.6% from June, and down 11.0% from July 2025. That's a meaningfully bigger year-over-year drop than the market has posted in recent months. New listings held roughly steady: 4,258, down just 1.0% from June and essentially flat (up 0.6%) from a year ago.

The one metric still climbing hard is inventory, up 17.9% year-over-year. So it's not that homes have vanished from the market; it's that fewer buyers are moving on them right now. That's a demand story, not a supply story, and it's the reason prices are softening even with plenty to choose from.

Average sale price across all residential types was $475,079, down 1.8% from June, though still up 2.6% from a year ago. How does July 2026 break down by property type?

Detached homes averaged $585,726, down 1.3% from June but still up 1.2% year-over-year. Sales dropped 7.9% month-over-month and 8.3% year-over-year, a real pullback in activity even as prices hold up better than most other segments.

Semi-detached prices came in at $425,329, down 2.1% from June and down 1.0% from July 2025. Sales fell 8.2% from June and 3.0% from a year ago. New listings dropped month-over-month too, but they're still up 12.5% year-over-year, this segment built up a lot of supply this spring that's now sitting.

Row and townhomes took the hardest hit on sales, down 9.8% month-over-month and 16.5% year-over-year. Prices averaged $292,756, down 3.5% from June. If you're buying in this segment, you're negotiating from a position of real strength right now.

Condos had the softest demand of any segment: sales down 3.9% from June and down 21.3% from July 2025. New listings pulled back too (down 10.3% month-over-month, 14.6% year-over-year), which is propping prices up slightly to $214,521, up 2.3% year-over-year. Sellers are pulling listings rather than testing a soft market, worth watching whether that trend continues into fall.

Is now a good time to buy or sell in Edmonton?

If you're buying: this is the most leverage you've had all year. Sales are down across every property type, inventory is up, and sellers are increasingly aware their listing is competing with a lot of others. Come in with real comparables and don't be afraid to negotiate on price and conditions.

If you're selling: price to today's market, not to what your street looked like in the spring. An overpriced listing right now doesn't just sit, it actively signals to buyers that something's off. Getting the number right on day one matters more than usual.
