This guide separates what's already here from what's still coming.

What Is Alces Edmonton?
Alces is a City of Edmonton-designated neighbourhood planned under the Alces Neighbourhood Structure Plan, first adopted in 2018 and most recently consolidated in 2026. Its name comes from the Latin word for moose. Alces is one of several neighbourhoods that make up the broader Decoteau Area Structure Plan in far southeast Edmonton, alongside Decoteau, Kettle Lakes, Meltwater and Snowberry. Alces was a finalist for Best New Community at the 2025 BILD Awards of Excellence, one signal of how far along and well-regarded the community already is.
Where Is Alces?
Alces is bordered by Anthony Henday Drive to the north, Meridian Street and the city boundary to the east, Ellerslie Road to the south, and 34 Street to the west. It sits directly south of the Henday, with Decoteau, Kettle Lakes, Meltwater and Snowberry nearby to the west and south as part of the same area structure plan.
Alces Homes and Real Estate
Alces offers a wide mix of housing types among Edmonton's newer southeast communities. Current construction includes front-drive and rear-lane (rear-drive) single-family homes, duplexes, three-storey homes and townhomes, built by a large group of active builders. The approved plan also allows for medium- and higher-density housing, including apartment-style buildings, though that density tier isn't yet reflected in what's currently under construction. Alces has active resale and new-construction MLS inventory; check the listings below for what's available today, since inventory in an actively-building community turns over quickly.
New Construction and Builders
Alces is being developed by Cantiro Communities as master developer, with a large and varied builder lineup: Cantiro, Bedrock Homes, San Rufo Homes, Akash Homes, Excel Homes, Daytona Homes, ART Homes, Victory Homes, Jai Homes, Singh Builders, C2 Homes, Mac & Mitch, StreetSide Developments and Parkwood Homes are all active as of this writing. Multiple showhomes are open across the community. Because builder lineups, showhome locations and hours can change as development progresses, buyers should confirm current availability, lot releases and possession timelines directly before making a purchase decision.
Parks, Trails and Natural Features
Alces already has several recreation amenities in place. Over 3.5 kilometres of shared-use pathways are in place today, along with a playground, a basketball court, a pump track, and a gazebo with picnic areas. The approved neighbourhood plan also protects three named wetlands: Henschel Wetlands in the northwest, a slough in the south-central area, and a natural area along Meridian Street in the northeast, with stormwater facilities designed to double as neighbourhood gathering spaces rather than purely functional drainage. Additional community and pocket parks are planned as the neighbourhood continues to build out.
Shopping and Amenities
Alces itself has commercial sites planned along Ellerslie Road, 17 Street and in its west end, but none are confirmed built yet. In the meantime, residents are close to Harvest Pointe Shopping Centre, which already has grocery, daycare, dental and fitness options, and to South Edmonton Common, one of the largest open-air retail developments in Canada. Ivor Dent Sports Park and The Meadows Recreation Centre are also nearby for sports and fitness.
Schools
There are currently no schools built within Alces itself. The approved plan sets aside one K-6 school and park site in the western part of the neighbourhood, and identifies a possible future high school site to the east, though the local public school board has not confirmed whether that second site will actually be used for a school. Families in Alces today are served by nearby existing schools, including elementary and secondary options in neighbouring communities; exact catchment and busing should be confirmed directly with Edmonton Public Schools and Edmonton Catholic Schools, since these assignments can change as new schools open.
Getting Around
Alces sits directly south of Anthony Henday Drive, providing access to the rest of Edmonton, with Highway 2 and 50 Street also nearby. Edmonton International Airport is accessible via the south Edmonton road network. Local transit service is available in the area.
Who Might Alces Suit?
Alces may appeal to buyers who want a wide choice of new-construction floor plans and builders in one community, along with recreation amenities that are largely already built rather than years away. The trade-off is that some schools and commercial amenities within Alces itself are still planned rather than complete, so buyers relying on those will want to confirm timelines directly.
Alces vs Nearby Southeast Communities
Alces is further along than most of its fellow neighbourhoods in the Decoteau Area Structure Plan: Kettle Lakes and Snowberry are earlier in their planning stages, while Meltwater is a closer comparison as another active-growth community nearby. Compared with Mattson, Alces has a larger builder roster and more active listings today. Walker and Charlesworth remain more established alternatives with fully built-out shopping, while The Orchards at Ellerslie sits between the two, offering more mature amenities than Alces has today. Alces's built-now recreation infrastructure and its three protected wetlands are what set it apart most clearly from these other newer communities.
